Since May 27, 2015, the order that aims to promote the conservation, maintenance, rehabilitation and functional adaptation of residential buildings through regulating technical inspection. The approval of the Program of mandatory inspections and the establishment of the contents of the book of the building, for new constructed residential buildings that have gone through big rehabilitation and for the existing residential buildings.
When and which buildings have to pass the ITE ?
The buildings that have to pass the ITE are single-family or multi-family buildings, where there is use for habitability, without prejudice that may also contain other uses than residential.
It does not apply to single-family buildings where its main building, excluding auxiliary constructions of reduced constructive nature, or if this construction is separated by 1.5 meters or more from public roads, public areas and adjacent properties.
All residential buildings have to undergo a technical inspection after 45 years, the date of seniority is recorded in the cadastre. In the case that the date does not appear, the seniority can be accredited by other means admitted by the order agreement. In order to prove compliance with this obligation, it is necessary to present to the Administration a report of the technical inspection before they reach 45 years of age.
